Why This Is the Line Item Most Bids Get Wrong

Site prep is invisible in the finished court, which makes it the easiest place for a competing bid to shave cost without it showing up until later. A thinner stone lift, a skipped compaction pass, or fabric left out on soil that needed it all look identical to proper prep on the day the concrete gets poured. The difference shows up two winters later, when one court has settled into a low spot and the other hasn't — and by then, fixing it means breaking out the slab, not adjusting the surface.

That's also why the cheapest bid on a project isn't always the cheapest court. If two quotes for the same footprint are far apart, ask both contractors to itemize the sub-base depth, compaction method, and whether fabric is included — a real answer takes thirty seconds, and a vague one is a signal worth taking seriously. A wooded lot adds a step most cost estimates gloss over: clearing. Felling trees is the visible, easy-to-price part; the roots are the part that actually protects the slab, since anything left in place under a compacted sub-base rots over years and leaves a void the court settles into. Another scenario worth flagging before you budget a standard excavation line item: building over a former swimming pool. A pool shell that was only drained and partially filled in — rather than fully demolished with the cavity backfilled in engineered, compacted lifts — is not ready to carry a court base, and settling under an unengineered fill is a common cause of cracking a few years in. One scenario this cost table doesn't break out separately is rock. It's rare on most of the sites we quote, but not in every part of the state — Morris County sits on NJ Highlands bedrock that can turn up as ledge rock or large boulders just below the topsoil in towns like Randolph, Mount Olive, and Denville. When that happens, standard excavation equipment gets swapped for a hydraulic hammer and the prep line item jumps well past the ranges above. The opposite problem shows up in Cumberland County's Delaware Bayshore towns, where the issue isn't hard rock but soft, low-lying ground. Downe Township and Fortescue in particular sit in flood-exposed terrain where standing water and saturated soil can complicate compaction if the sub-base isn't designed for it. What is actually included in "base preparation"?+

Each of those steps has to be signed off before a form goes up for the concrete or asphalt pour — skipping any one of them is where cracking and settling later trace back to.

Does a sloped or wooded lot cost more to prep?+

Do I need geotextile fabric under the stone sub-base?+

On clay-heavy or poorly draining soil, yes — the fabric keeps fine soil particles from migrating up into the stone over time, which is what causes a sub-base to lose its compaction and go soft under load. On sandy, well-draining soil it's a smaller factor, but most NJ contractors include it anyway as cheap insurance relative to the cost of redoing a failed sub-base later.

Can site prep costs blow past a fixed quote once work starts?+

It happens, but it shouldn't surprise you if the site was properly assessed first. The two things that legitimately change a prep quote mid-job are unexpected subsurface conditions — old fill, a hidden septic line, ledge rock — and a soil test that comes back worse than assumed. A contractor who does a site visit and, where warranted, a soil boring before quoting will catch most of that upfront. A quote based on a drive-by look is the one that tends to grow once the excavator starts digging.

Does an 811 utility locate happen before or during site prep?+

Before — it has to be. A completed utility locate is a prerequisite for excavation, not a step that happens alongside it. Marked utility lines, plus a check for private lines an 811 request won't catch (irrigation, septic, an old oil tank), determine where equipment can safely dig before grading even starts.
