
Site Survey & Soil Testing Before Court Construction
What a topographic survey and a subgrade soil check actually look for on a New Jersey court site — and why skipping them is the most expensive shortcut a builder can take.

Expansive clays and poorly compacted fill are the leading cause of slab movement and long diagonal cracking down the road, and that kind of failure shows up as a spiderweb of cracks (sometimes called alligatoring) that a color coat cannot fix because the problem is underneath the surface, not on it. For a single backyard court, we handle this as part of the site visit and excavation; for multi-court or problem-lot projects, a paid geotechnical report is often worth adding. Either way, this happens before a shovel goes in the ground, not after.
What a Site Survey Actually Checks
A court needs a flat, properly sloped pad — not a level one. ASBA's published construction guidelines call for finished grade sloped between roughly 0.83% and 1% across the footprint, sloped as a true plane rather than tilted end to end. You cannot eyeball that number on a backyard lot that looks flat to a homeowner walking it; a laser level or a formal topographic survey is what actually shows the inches of fall (or rise) across sixty feet of yard, and whether the natural grade already does most of the work or whether the pad needs real cut-and-fill to get there.
On a straightforward backyard lot, we run this as a grade check during the site visit — a laser level and a few reference shots across the proposed footprint tell us what we're working with. On a sloped lot, a lot with a retaining wall in play, or a multi-court project where the pad spans a bigger area, a formal topographic survey from a licensed surveyor gives us contour lines and elevations precise enough to design cut-and-fill volumes and a retaining plan before we price the job, instead of discovering the real grade mid-excavation.
The survey also answers a question a lot of homeowners do not think to ask until it is expensive: where does water on this lot go right now, before you touch anything? A court built without knowing that can end up as the low point that collects runoff from the rest of the yard, or it can shed water directly toward a foundation or a neighbor's property — both are problems a five-minute grade check on day one would have caught.

The Base Only Works If the Subgrade Cooperates
A perfectly built base on the wrong subgrade still fails. Soil type decides whether standard compaction is enough or whether the site needs over-excavation, geotextile fabric, or an engineered fill plan before the base layer goes down.
- ✓ Sandy, well-drained soil: usually the easiest and cheapest base to build on
- ✓ Expansive clay: shrinks and swells with moisture, the leading cause of slab movement
- ✓ Buried organic material or old fill: settles unevenly over time, even years after construction
- ✓ High water table or standing groundwater: changes the drainage design, not just the base
What We're Actually Looking For in the Soil
When we test-pit or auger a proposed court footprint before excavation, we're reading three things: soil type, moisture behavior, and compaction history. Expansive clays and organic soils are the two materials that most reliably cause problems later, because they move — clay shrinks and swells with wet and dry cycles, and buried organic material (old topsoil, roots, construction debris) decomposes and settles years after the court is built and the crew is long gone. Poorly compacted fill, especially on a lot where a prior owner filled in a low spot or an old pool, behaves the same way: it looks solid on day one and settles unevenly over the following seasons.
The tell for a subgrade that moved after construction is a pattern of interconnected fine cracks across a section of the court — sometimes called alligatoring because of the resemblance — as opposed to one or two isolated hairline cracks from ordinary surface wear. Alligatoring is a subsurface signal, not a surface one, and it is the reason a court that is only three or four years old and already showing a network of cracks usually needs an honest look at the base rather than another color coat. A percolation test — the water-absorption-rate test used before installing a septic drain field — is not a permit requirement for a sport court, but the same underlying question matters: how fast does water move through this soil, and where does it go when it doesn't? On a lot with a septic system, we ask for the original perc test results filed with the county health department; they tell us the site's general drainage character without paying for a new test. On a lot without that data, and especially one with a history of standing water or a high water table, that is when we recommend budgeting for a proper geotechnical evaluation rather than guessing.
When a Formal Geotechnical Report Is Worth the Cost
Usually not needed
A single backyard court on a lot with no known drainage or fill history, reasonably flat ground, and no wetlands or floodplain nearby. A contractor grade check and test-pit during the site visit is a reasonable, standard level of diligence here, and it's what most NJ backyard court projects get.
Worth budgeting for
Multi-court complexes, lots with visible standing water or a history of a wet basement nearby, sites near wetlands or a mapped floodplain, or a lot known to sit on old fill (a former pool, a filled-in low spot, or reclaimed land). Site survey and soil evaluation happen before we finalize a quote, because they change the quote. A lot that only needs standard excavation and compacted fill costs meaningfully less than one that needs over-excavation, geotextile fabric, or engineered fill to get a stable subgrade. Do I really need a soil test before building a backyard court?+
On a single backyard court, a full geotechnical report is not always required, but some form of subgrade check is not optional if you want the slab to last. A contractor test-pitting the subgrade during excavation and reading what comes up — sandy loam versus expansive clay versus old fill — is the minimum version. A lab-tested geotechnical report becomes worth the cost when the lot has visible drainage problems, sits on known fill, is near wetlands or a floodplain, or the project is a multi-court complex where a slab failure means redoing several courts instead of one.
What is a percolation test and does it apply to a court?+
A percolation (perc) test measures how fast water moves through soil, and it is the standard test used before installing a septic drain field. It is not something we run for a court permit, but the underlying question — how well does this soil drain — is exactly the question that decides whether your court needs a French drain, a perimeter drain, or an underdrain field before the base goes in. If your septic system already has perc test results on file with the county, we ask for them; that data tells us the site's general drainage character before we ever break ground.
What happens if a builder skips the soil check and just pours?+
Expansive clays, buried organic material, and poorly compacted fill are the leading causes of slab movement, and the failure shows up as long diagonal cracks or a court-wide pattern often described as alligatoring — fine, interconnected cracks across the surface that mean the subsurface moved, not that the color coat wore out. Recoating alligatored asphalt or concrete does not fix it, because the crack is coming from underneath. A soil check before excavation is what tells us whether your lot needs standard compacted fill or a different subgrade plan before that failure ever has a chance to start.
How much does a geotechnical report cost for a residential court?+
For a single backyard court, most NJ builders — us included — handle subgrade evaluation as part of the site visit and excavation process rather than commissioning a separate paid geotechnical report, which is more common on commercial and multi-court work and can run into four figures depending on the number of borings. If your lot has a known history of water problems, fill, or you are building a multi-court facility, we will tell you upfront whether a third-party geotechnical report is worth adding to the budget before design locks in.
Can I skip the survey if I already know my property lines?+
Knowing your property lines is not the same as knowing your site's grade. A topographic survey (or, for a straightforward backyard lot, a builder's grade check with a laser level) tells us the actual slope across the footprint, where water currently sheds, and whether the pad needs cut, fill, or a retaining structure to reach the flat, properly sloped surface a court requires. Skipping that step and guessing at grade is one of the more common ways a project discovers a drainage problem mid-excavation instead of on paper, when a fix is cheap.
